Here’s more proof new construction could be the right move for you
When house hunting, it’s easy to focus on existing homes, but a newly built home may be worth a closer look. New construction can offer greater peace of mind, modern features and valuable financial incentives.
As a regional title and escrow provider, our teams primarily use this space to cover topics that apply to all our markets. But when one of our major areas shows up near the top of a national trends list, it’s worth spotlighting. Realtor.com ranked Boise, ID as the No. 3 market for new construction in its recent 2026 Top New-Construction Metros report. They ranked each area on four categories: availability, affordability, sustainability and desirability. This gives new-home buyers an informed list of metros to start their search.
According to the findings, newly built homes account for 53.4% of listings in Boise and carry a 4.5% price advantage over existing homes. For those of you in that area, most of the building is happening in the Idaho capital’s Western suburbs such as Meridian, Nampa, Eagle and Kuna.
As you may know from our previous blogs, buying new construction comes with pros, cons, and a few extra steps, no matter where you want to live. Prospective buyers may need to compare builders, understand construction timelines and look closely at financing incentives. Still, for many searching for their next (or first) home, the benefits should be trumpeted.
It’s truly a fresh start. This may seem obvious, but it matters. With an existing home – even a well-maintained one – you may inherit aging systems, dated finishes or repairs that show up soon after move-in. With new construction, the roof, appliances, HVAC, windows and other major components are brand new. Many new homes also include builder warranties, which can give buyers extra peace of mind during the first years of ownership.
Incentives can close the price gap. Financing a new build can look different from buying an existing home, but that can work in a buyer’s favor. Builders often offer mortgage rate buydowns, closing cost assistance or upgrade credits, especially when they’re motivated to move inventory. Some incentives may require using the builder’s preferred lender, so it’s still smart to compare options and understand the full cost before deciding.
You can personalize a more efficient home. Depending on when you buy, you may be able to choose finishes, flooring, cabinets, fixtures, paint colors or appliance packages before move-in day. And because new homes are often built with modern materials, energy-efficient windows and better insulation, you may also see fewer maintenance surprises and lower utility costs than you would with an older home.
The key is to shop thoughtfully. Work with an agent who understands new construction, research the builder’s reputation and ask plenty of questions about what you get compared to a show model.
